Florida Inspector License ?? 

 You may be suprised to learn that not all states have requirements for the certification and licensing of Home Inspectors.                                      Florida does not require State Certification or licensing for our profession.

The one exception is; The State of Florida will certify and license building inspectors under Florida statute 489. At this time it is only for those inspectors who are, or expected to be (shown by employment contract) building inspectors for municipalities. At one time, but no longer, this exam for certification was open to anyone, regardless if they were seeking government employment.

Many states have adopted the Standards of Practice and Code of Ethics of The Americian Association of Home Inspectors  membership requirements as a qualification for license. I am an ASHI Member

What types of structures do you inspect?

Single and multi-family residences, condos, town homes, mfg homes, commerical

Are you certified to conduct the 4-Point insurance inspection for homes over 50 years old?

As a certified member of ASHI, my company is authorized by the Director of Underwriting, Citizens Property Insurance Corp., to conduct an ASHI Insurance Survey "in lieu" of the traditional 4-Point inspection

Are you Certified to conduct the Uniform Mitigation Verification Inspection report?  Form OIR-B1-1802

I am certified as having completed the University of Florida My Safe Florida Home, Wind and Hurricane Mitigation Inspection Training.

Pinellas. Hillsboro, Pasco, Hernando, Citrus, Sarasota, Manatee

What days and times are available for Inspection?

I try to schedule early morning and afternoon appointments. I am available 7 days a week.

How long does it take to inspect a home?

There are many factors that determine this time frame: the size of the home, the degree of up-keep & repairs, presence of pool or spa, occupied or vacant, slab or pier foundations, crawl space, access to systems & components, and much more. Areasonably well kept, vacant 1500 square foot house takes approximately 2 hours. Twice the size usually takes twice the time.

When do I get my report?

A complete report, with photos, is emailed to the Client on the day of inspection. The delux bound report is delivered to the Client or Client's agent the following day.

Who gets a copy of report?

When the inspection is concluded and payment is received, the report becomes the property of the Client. Copies will not be sent to other parties without permission or at the request of the Client.

When is the inspection fee due?

Fees are payable on site at the conclusion of the inspection, by check or cash.

Do I need to be present during the inspection?

Although it is not a necessity, I prefer having my Client present.

What type of report do I get?

My reports are a combination of check-list with narrative information and photos.
